Applied for the Franklin apartments 2 weeks later got a call back to come fill out paper work one month later she hadn’t even turned out paper work in we had $100 down to hold the apartment paid $40 for our background checks. We left a couple voicemails never got called back until weeks later. Set up a meeting with her specifically the same day we talked to her to eat our $100 back and she would not answer her phone. Had to drive back across town to the impact seven main offices to explain our inconveniences with the landlord, Jenna. Tanya from the offices got ahold of her finally so we drove back across town JUST to get our money back. Took us over 2 hours just to get our check back. HUGE waste of time and money. If I could rate negative stars I would. Would not recommend.

This place is CREATING homelessness by huge rent increases with just 30 days notice...and they know full well they are doing this because caretakers were warned to be ready for a great increase in vacancies. Employees are treated like cattle or cannon fodder, very low subsistence level wages (while the leadership take home huge salaries), treated with no respect by the housing VP, who laughs when employees seek answers to questions instead of helping them which in turn would help the company. DISGUSTING organization that has totally lost all sense of its original mission!!

Don’t work or rent from impact seven. Lisa Barkelar is a horrible Vice President who only cares about herself and treats all residents and employees like.

Residents have called emergency line since 5 pm (almost 3 hours) with no answer. I called for my clients and told by Angie (regional manager) that they won’t help them. The maintenance man says he can’t drive at night and unable to get hold of regional manager or property manager. They had to have a resident get together with no power. Residents are with showers and toilets working improperly for over a month. They are physically, mentally disabled and seniors. They only care about getting every dollar from rent and HUD. There is residents paying out of their pocket to fix things!
If you try to help residents they will try and get you banned from property. Which shows they don’t care about nothing but the money coming in their pockets.

Applied for Franklin Apartments through Jenna and she made us drive multiple times to fill out paperwork and took over a month to get the background checks done then took another week to tell us we had more paperwork to fill out at that point we backed out and wanted a refund for the money we put down to hold the apartment and she made us waste the whole day waiting on her to bring us the refund. Huge waste of time and money dealing with Jenna.

Took our daughter's money for an application fee for an apartment rental and then threw her application away because it was missing some details.

She had asked for advice on how to fill out the application correctly and was casually dismissed by the staff.

This is not the sort of place to find apartment rentals.

This is a terrible rent management company. I rented at Ann Crider in Baldwin and they told me if I gave 30 day notice they would let me out of my lease then they switched managers twice and then refused to give me my deposit back. They were all over the place with their policies and did not appear to know what they were doing. They were terrible. Very terrible people they hire to manage.

They brought a person in hereThat smokes weed,We have complained about it,it's even in the lease that it's an eviction.People here walk down in the hall and smell it If you can smell it that means you're inhaling it What of some have to go to a urine test For workThey do not protect your constitutional right do not waste your time setting up an appointment with management as they dont show up and there not adult enough to call you to cancel.Angie livingstone also likes to control who you can contact as she told me it is Inappropriate to contact the president Brett Gerber so I'm sure he will see me on the news she cant stop me now.

Impact seven fails to provide the basic in home repair for its clients. The menomonie location has a great maintenance man; he however can't get Impact seven to authorize the repairs and payments.
